In his 30+ years of business, Paul has become a leader in identifying and capitalizing on residential development opportunities.  He believes in making commitments to the right clients, building trust, and recruiting the best staff to successfully build an organization that meets the dynamic challenges of the for-sale housing market.

  • Starting as a finance specialist provided the disciplines and economic insights to appreciate the complexity of profiting from housing.
  • An inner yearning to jump to the "fun side" of marketing and sales brought Paul to PMA.
  • Earned a bachelor's degree in Economics at Colgate University and his MBA from the Darden School at the University of Virginia.
  • Avid skier, ethusiastic outdoorsman, pampered gym rat, film buff and total Family Guy fill up the non-work hours
Hans Treuenfels
Principal, Director of Sales

Hans oversees implementation of all sales activities at PMA. With his team of experienced sales managers, he has maintained an exceptional sell-out record for PMA clients. 

  • Having survived the real estate business since the late 1960s, Hans provides a wealth of information and insights on all things related to multi-family residential and resort housing.
  • Earned his Bachelors degree from Swarthmore College and his Masters degree from Stanford University.
  • A recent passion for boating in the Northwest has afforded grizzly bear and Orca sightings below the Northern Lights for this Staff Commodore of the St. Francis Yacht Club.
Carolyn O. Merrill
Principal, CFO

Overseeing the financial management of all marketing and sales campaigns, Carolyn has created accounting and business management control systems that keep PMA clients fully informed of project expenditures.  As CFO, Carolyn administers all aspects of PMA’s legal agreements, accounting functions and human resources while keeping “world headquarters” running smoothly. 

  • Joined the Company in 1990 organizing the central support system, creating the infrastructure to accommodate PMA’s growth over 20 years, participated as a principal in the purchase of the company in 1997.
  • Raised in the South Bay, earned a Bachelor’s degree from San Francisco State University. Successful career in financial services before joining PMA.
  • A lifelong “foodie,” dedicated community volunteer, Sausalito local with a great view and a unique perspective.   
Peter J. Palmisano
Principal, Founder

As a member of both the PMA Board of Directors and strategic marketing group, Peter participates in developing unique sales and marketing programs for PMA clients by applying his valuable insights as to how best to motivate homebuyers.  

  • Since founding his first real estate marketing and sales company in 1979, Peter has been responsible for more than $5 billion dollars of real estate sales.
  • Earned his Bachelor’s degree from The Georgia Institute of Technology and his MBA from Pepperdine University.
  • Peter is living the dream in Napa Valley with his home, office, gardens, vineyards, fitness, spiritual, educational center plus a bocce court all rolled into one fertile “Idea Farm.”
Garrett S. Chan
Vice President of Sales

Garrett is responsible for devising and implementing sales and marketing campaigns for PMA clients. His hands-on role directing each campaign requires diligent team coordination and constant review to ensure program success. 

  • Twenty plus years of field experience translates to a deep understanding of local markets and valuable perspective on product trends and positioning
  • Earned a bachelors degree in Business Administration/ Marketing from San Francisco State University
  • When not enjoying time with his wife and throwing the ball with his two sons, Garrett can often be found with a racket or clubs in hand.
  • Notorious for his culinary skills: most notably his Crack(ily) Crème Brulee  
Kim Cole
Vice President of Sales

Kim is responsible for devising and implementing sales and marketing campaigns for PMA clients. Her hands-on role directing each campaign requires diligent team coordination and constant review to ensure program success. 

  • 20+ years of residential real estate experience in sales, escrow management, sales management, recruitment, and training.
  • A CA Real Estate Broker since 1989, holds a CSP designation from the NHBA, and is the recipient of several sales awards from the HBA/SMC.
  • Earned an Associate of Arts degree in Journalism from the University of California, Northridge.
  • The quintessential Californian, a lover of all things outdoors and city—from cross country skiing in Tahoe to the theater, music and art  
Kathryn Baker
Director of Client Services

Kathryn is responsible for the day-to-day management of all PMA escrow activities and design centers.  Her superior organizational and interpersonal skills have made Kathryn an invaluable asset to PMA’s developer clients. In her role as the on-site liaison between PMA clients and the homebuyers, Kathryn guides the consumer experience to promote each project’s unique selling points and generate increased sales. 

  • Kathryn received her Bachelor of Arts degree in business studies from the Lancashire Polytechnic Institute in Preston, U.K.
  • Goes the distance in more ways than one:  running a marathon, trans-Atlantic flights home to England  
Carrie Newbery
Marketing Manager

Dedicated to devising and executing comprehensive marketing programs for projects in the South Bay, Carrie advocates for PMA clients throughout the marketing cycle. She guides a range of vendor teams through positioning, brand development, advertising, public relations, media buying, model staging, and more. 

  • Was the VP of Sales and Marketing at William Lyon Homes prior to joining PMA
  • Earned a Bachelors degree in Liberal Studies from California State University, Sacramento
  • Has served as a judge for the Elan Awards in Los Angeles and has served as President of the Sales and Marketing council of the HBANC
  • Avid boat driver and sometimes-skier, ultimate bill payer and a master at finding items misplaced by others. 
Whitney Morris
Marketing Manager

Dedicated to devising and executing comprehensive marketing programs for projects in San Francisco and Silicon Valley, Whitney advocates for PMA clients throughout the marketing cycle. She guides a range of vendor teams through positioning, brand development, advertising, public relations, media buying, model staging, and more.

  • Prior experience as a portfolio research analyst and junior portfolio manager for a Boston-based water technology hedge fund
  • Earned a bachelor’s degree in Cellular Neuroscience from Colgate University
  • Opted for a career path that ventured outside the science lab
  • Amateur photographer, intrepid kitchen experimenter, expert tracker of flea market finds 
Matt Felt
Director of Research

Matt is responsible for all research and analysis of Bay Area competitive data for current and proposed real estate developments. Matt also assists in the creation of pricing models and project budgets as well as the tracking of real estate activity focusing on both local and national trends.  

  • Earned his Bachelor of Science degree in Economics from the University of Arizona.
  • Prior experience as a programmer in a web-site design company.
  • PMA’s intramural sports all-star, Matt plays in basketball and softball leagues.
  • Closet outdoorsman, you can catch Matt camping, fishing and backpacking in the remote areas of Northern California. 
Tesa Sena-Bulatao
Corporate Services Mgr

Tesa has a multi-faceted role in human resources and her day-to-day responsibilities include personnel, bookkeeping and client relations.   

  • Before joining PMA, Tesa was Activities Director for active adult communities and senior housing facilities throughout the Bay Area.
  • Earned a Bachelor of Arts degree in Anthropology from San Francisco State University
  • Voice of an angel + strumming skills = PMA’s official music maestro
  • Always up for an adventure: from kickboxing when most people hit the snooze button to traveling the world.
